How much does Airbnb management cost with Lane?

Lane Property charges 18% + GST of accommodation revenue for one property, or 15% + GST on every property if you have two or more with us. Accommodation revenue is what guests pay for the stay itself. It excludes the cleaning fee (charged to the guest) and platform service fees (billed by Airbnb, Stayz, Booking.com or Vrbo). No per-booking surcharge, no premium tier, no lock-in. The only other charge is a one-off $500 setup at onboarding. The fee is published here so you don't need a sales call to find out.

What's included in the fee?

Everything Lane does: listing across Airbnb, Stayz, Booking.com and Vrbo; dynamic pricing re-priced twice a day; 24/7 guest messaging; guest vetting; cleaning and linen coordination with photo-verified turnovers and condition reports; restocking; inspections; maintenance coordination; insurance and AirCover claim liaison; a monthly tax-ready statement with payouts on the 1st and 16th; an owner dashboard where you block your own dates; and a dedicated Queensland-based property manager. There is no second tier that unlocks more. Professional photography is optional at $250, or use your own photos.

How does the 15% portfolio rate work?

Once you have two or more properties under Full Management with Lane Property, every property is charged at 15% + GST, from the next statement period. If you're buying your second, send us the address before settlement and we'll forecast both. If you later drop back to one property, the rate returns to 18% + GST.

Is GST on top of the 18%?

Yes. The fee is 18% of accommodation revenue plus 10% GST on that fee, which is 19.8% all-in on one property and 16.5% all-in at the portfolio rate. Your monthly statement shows the fee and its GST as separate lines. If you're GST-registered, the GST is claimable as an input credit.

Are there setup, onboarding or exit fees?

One setup fee, no exit fee. Setup is a one-off $500 at onboarding and covers listing creation, pricing setup and getting the property live. Professional photography is optional at $250. There's no charge to leave: 30 days' written notice, and we hand back your listings and accounts in good order. Optional services like furnishing or a deep clean are quoted before any work, and you can use your own supplier.

Who pays for cleaning?

The guest. The cleaning fee is added to each booking and passed to the cleaning team at cost. Lane Property doesn't mark it up. Consumables like soap, coffee and paper are covered by it too. You'll see it on your statement as money in from the guest and money out to the cleaner, netting to zero.

Is there a lock-in contract?

No. Rolling 30-day notice, no minimum term, no exit fee, and no penalty for moving back to a long-term lease or to another manager.

Is the management fee tax-deductible?

Yes. Management fees on an income-earning property are deductible in Australia, as are repairs, insurance, loan interest, council rates and depreciation. If you're GST-registered (required above $75,000 a year in short-stay income), the GST on the fee is claimable as an input credit. Lane Property's monthly statement itemises everything for EOFY. Is 18% worth it compared with a long-term lease?

Usually. Lane-managed properties in Brisbane, the Gold Coast and the Sunshine Coast typically earn around 40% more than the equivalent long-term lease after the fee, with high-demand properties earning more. A long-term agent also charges, usually 7 to 9% plus letting fees, so the gap in management cost is smaller than the headline percentages suggest.
