Noosa Shire · Airbnb management
Noosa Heads, Noosaville, Sunshine Beach, Peregian Beach and Marcus Beach. One local team, one fee, and pricing built around Noosa's own demand curve, which barely dips outside summer.
Not just premium, different
Most Sunshine Coast markets are driven by summer beach days and school holidays, and cool off hard through winter. Across the wider portfolio, occupancy peaks near 93% in January and falls to around 72% by June. Noosa Heads runs at 86% averaged across the whole year, because it's a destination market first and a beach market second. People come for Hastings Street, the national park and the events calendar, not just warm water.
That changes how we set two things specifically for Noosa. Weekend minimum stays hold firmer here than anywhere else on the coast, because Friday to Sunday demand is strong enough that a short minimum rarely costs a booking. And the discount curve barely needs to move in shoulder season, because shoulder season in Noosa still books.
Noosa Shire, suburb by suburb
Noosa Shire isn't one market. Hastings Street and a quiet street in Peregian Beach earn differently and attract different guests. Here's what each pocket actually does.
Hastings Street dining and Noosa National Park on the doorstep. The suburb most guests picture when they think of Noosa.
A quieter village feel right next to the national park, popular with guests who want Noosa without the Hastings Street crowds.
Noosa River access and Gympie Terrace dining. Waterfront properties here command a premium above the suburb average.
Secluded beachfront between Noosa and Peregian, suited to guests wanting privacy without leaving the shire.
A charming village atmosphere with boutique shopping, still inside the shire but a step away from Noosa Heads prices.
We also manage properties in Sunrise Beach, Castaways Beach and Tewantin. The figures above are the suburbs where we have enough bookings to report a reliable average.
Compliance
Noosa Shire is its own local government area, separate from Sunshine Coast Council, and it runs its own registration process, its own approach to short-term rental density and its own timeline for the 2026 changes. A generic Sunshine Coast compliance answer misses shire-specific detail that actually matters, especially for Hastings Street and Noosaville apartment buildings, where body corporate by-laws often go further than the shire's own rules.

Questions Noosa owners ask
Yes. Short-term rentals are legal across Noosa Shire, but the shire runs its own registration process separate from Sunshine Coast Council, with its own approach to density and a 2026 update to the rules. We handle registration and ongoing compliance for every property we manage.
The same as everywhere we manage: 18% plus GST of accommodation revenue, or 15% plus GST across two or more properties. No setup fee, no per-booking surcharge, and no premium tier for Noosa's higher rates.
Noosa Heads leads on both rate and occupancy, at $1,870 a week and 86% annual occupancy for a 3 bedroom house. Sunshine Beach and Noosaville aren't far behind. Peregian Beach and Marcus Beach earn a little less but still comfortably outperform most of the rest of the Sunshine Coast.
Often, yes. Many Noosa Heads and Noosaville apartment buildings have body corporate by-laws that go further than the shire's own short-term rental rules. We review your building's by-laws before onboarding and manage the ongoing relationship with the body corporate.
Noosa is a destination market, not just a beach market. Occupancy barely drops through winter compared with the rest of the coast, which means weekend minimum stays hold firmer and the last-minute discount curve barely needs to move.
If the property is already furnished and camera ready, we can have it live and accepting bookings within 48 hours. Unfurnished properties typically take 2 to 3 weeks through our styling and furnishing service.
