Owned and run by its directors.

Not a call centre, not a franchise, not owned by an offshore hotel group. Liam and Dan own the company and run it from New Farm, and the whole team is measured on how each property performs, not on how many we sign.

Performance over headcount

Every property is tracked against its comparables on revenue, occupancy and reviews, and we act on what we find. Signing the next property comes second to the ones we already have.

Pricing, twice a day

Your nightly rate is re-set every morning and evening against events, seasons and live demand. Lane-managed properties earned about 18% more in 2025 than comparable properties run by other Australian managers.

One property manager per owner

Not a queue, not a ticket number. A dedicated Queensland-based property manager who knows your building, your cleaners and your regulars, and whose number is on every statement.

Brisbane short-stay rules, as they stand

Brisbane City Council shelved its proposed short-stay permit scheme on 12 May 2026. There is no permit, no night cap and no state levy in Brisbane. The rates differential and body corporate by-laws still apply. Noosa Shire and Gold Coast City Council have their own rules, and we manage compliance across all three.

Questions owners ask before they switch

Who owns Lane Property?

Liam Hukins and Dan Lane, who started it in [YEAR] and still own and run it as directors from New Farm, Brisbane. There's no parent company, no franchise network and no offshore owner. Once you're on board you have a dedicated Queensland-based property manager.

I'm with another manager. How does switching work?

Give your current manager notice and tell us the date. We honour every existing booking, migrate your calendars, refresh the listing and take over guest messaging from the changeover date. There's no gap and no lost bookings. We've moved owners across from national operators and local managers alike. Ask us what to expect for your property.

What does it cost?

18% + GST of accommodation revenue for one property, or 15% + GST on every property if you have two or more with us. No per-booking surcharge, no lock-in, and a one-off $500 setup fee at onboarding. The full breakdown is on the pricing page →

Where do you manage?

Brisbane, the Gold Coast and the Sunshine Coast, and nowhere else under Full Management, on purpose. If your property is outside South East Queensland, we can still help through our Co-Host plan →

What about Brisbane's new short-stay rules?

They're not happening, for now. Brisbane City Council shelved the proposed permit scheme on 12 May 2026. There's no permit, no night cap and no levy. The rates differential and body corporate by-laws still apply, and smoke-alarm standards tighten in January 2027. Our Brisbane rules guide is kept current.

How quickly can my property be earning?

If it's already furnished, we can have it live across Airbnb, Stayz, Booking.com and Vrbo within 48 hours, with a first guest typically inside a week. If it needs furnishing, that adds time. We'll give you a date in the assessment.

Is there a lock-in?

No. A rolling 30-day notice period, no minimum term, no exit fee, no penalty for moving back to a long-term lease or to another manager.

What happens if a guest damages the property?

Your property manager documents it before the next guest arrives, runs the claim through Airbnb AirCover or the platform's damage protection, liaises with your insurer if it goes further, and coordinates the repair with your tradesperson or ours. Most claims are resolved without you being involved beyond a heads-up.
